Charles Przekop is the President and shareholder of Rubin, Ehrlich, Buckley & Przekop, PC.  He represents a broad range of real estate related clients, including banks, insurance companies, private lenders, servicers, property managers, and real estate developers.   He regularly advises financial institutions and commercial real estate developers in lending activities involving a wide variety of asset classes, including office buildings, shopping centers, multifamily complexes, industrial buildings, retail buildings and hotels.  His representation of financial institutions and commercial real estate developers has included loans involving single properties and multi-state multi-site properties. He also represents financial institutions and servicers in restructuring loans, loan modifications, transfers of ownership interests, partial releases of collateral, collateral substitutions and loan assumptions.  His representation of real estate developers includes acquisitions, sales, leasing, and financing related activities.

 

Representative Matters:

 

Represented a lender in the origination of a $209,580,000.00 commercial mortgage loan portfolio involving five properties located in Maryland and Virginia.

 

Represented a lender in the origination a mortgage loan to nineteen borrowers purchasing a Florida hotel as tenants-in-common.

 

Represented a lender in the origination of a $50,000,000.00 commercial leasehold mortgage loan secured by hotel located in New Jersey.

 

Represented a lender in the origination of a commercial mortgage loan that was structured as an A/B Note transaction, the negotiation of the intercreditor agreement between the note holders, and the assignment of the B Note at closing.

 

Represented a servicer in the substitution of collateral involving the release of a Maryland commercial retail center and substituting in its place a Connecticut commercial retail center in connection with a $500,000,000.00 commercial mortgage loan secured by numerous properties located various states.

 

Represented a servicer in connection with seven commercial mortgage loans secured by seven shopping centers located in four states wherein a single seller transferred 100% of the beneficial ownership interest in each of the borrowers to a single purchaser.

 

Represented a servicer in connection with the assumption of a $76,500,000.00 mortgage loan by a purchaser of a multi-family apartment complex located in New York City.

 

Represented a commercial real estate developer in the acquisition and assemblage of commercial properties and zoning development rights from adjacent properties pertaining to commercial property located in New York City.

 

Represented a commercial real estate developer in the simultaneous acquisition of three large apartment complexes and subsequent commercial mortgage financing thereof.

 

Represented a commercial real estate developer in the acquisition of a ground lease parcel, and subsequent development of a shopping center thereon, lease up thereof, and financing thereof.
